The best homes change hands before a photograph is taken. They move between families, through lawyers and brokers who make one call.

Beckon holds those relationships in the cities our members live in, and manages the properties once they are yours.

Buying a home in India is a title exercise dressed as a property search. The part that decides whether the purchase was sound happens in a registrar's office and an encumbrance search, not on a site visit. We spend most of our time there, and it is the reason we occasionally tell a member to walk away from something they have already fallen for.

Title, approvals and RERA

Title chain traced back through the relevant period, encumbrance certificate, approved plans, commencement and occupancy certificates, and RERA registration status where the project falls within it. Verified independently. A developer's own file is a starting point and never the record.

NRI purchase and repatriation

An NRI or OCI cardholder may buy residential and commercial property in India without RBI approval, though agricultural land, plantation property and farmhouses cannot be purchased and may only be inherited. The funding route determines what can be repatriated later, so it is settled with your chartered accountant before money moves rather than at the point of sale.

Do you act as a broker?

We act for you, not for the property. Where a broker is involved, their commission is disclosed and Beckon retains no part of it.

Can our identity stay private during a search?

Yes. Requirements are circulated without attribution and your name is disclosed only when terms are agreed in principle, or at signing where structure allows.

Do you handle overseas purchase structures?

Yes, with specialist counsel and tax advisors in the relevant jurisdiction, coordinated with your family office so remittance and reporting are settled before commitment.

What does estate management cover?

Preventive maintenance, staffing and payroll oversight, security systems, insurance renewal, utilities and pre arrival readiness before every visit.

Can an NRI buy any property in India?

Residential and commercial, yes, without RBI approval. Agricultural land, plantation property and farmhouses cannot be purchased by an NRI or OCI holder, although they can be inherited. What matters as much as eligibility is how the purchase is funded, because that governs repatriation of proceeds on a later sale.

What goes wrong most often?

Title defects and missing occupancy certificates, and both are usually discoverable before commitment. Families skip this because a project looks established and the developer is known. Being known is not the same as being clean, and the search costs a fraction of the problem it prevents.

How does a request reach Beckon?

By call, message or WhatsApp to your concierge. There is no form, no ticket number and no queue. One line is enough to begin.

What does membership cost?

Beckon is Rs. 4,00,000 annually with a Rs. 1,00,000 joining fee, exclusive of GST. Beckon Black is by invitation only. Service costs are billed separately at actuals, with no commissions and no markups.

Are service costs marked up?

No. Vendor and supplier invoices are passed to you exactly as received. Beckon is paid by your membership, which is why our recommendation is never for sale.

What are the service hours?

Beckon members are supported from ten in the morning to ten at night, seven days a week. Beckon Black members have a named relationship manager available at every hour.

How is discretion maintained?

Every request is held by a single named concierge. Details are not circulated internally, staff are bound by confidentiality undertakings, and Beckon signs a non disclosure agreement with any member who asks.

Is there a limit on the number of requests?

No. Membership is limited instead. We keep the house small so that no concierge is ever carrying more than they can hold properly.

Can requests be made outside India?

Yes. Our members live and travel across London, Dubai, Singapore, Zurich, New York and the Mediterranean, and we hold relationships in each.

How does one join?

Through introduction by an existing member, or through an application read personally by our secretary. Every applicant meets us before an invitation is extended.
